Emphasis on going the extra mile to make sure our tenants have what they need to conduct their science and be successful. We have tenants that have been with us for 20+ years, we are fair with our lease renewals, we will do 3 year leases or 10 years, we have had more tenants leave us due to being too successful and needing more space than from going bust. We will do deals with tenants who have no credit history (although we do ask for a balance sheet and projected runway when we do), we will offer space for equity.
I am looking to attract tenants who see the cache of being a Cambridge business. Our location might as well be Watertown where rents are a discount to Cambridge. For tenants who want to maintain a presence in the preeminent biotech community domestically and possibly internationally but who do not want to pay Kendall Square prices, we offer a good home. Maybe. But probably not, is it possible to try and get to a page 1 google result without paying? The idea right now is more to have a brand and to have a professional landing site for our current and potential tenants.
We need to find a polite way of saying that I offer a class B product and the rents to match. If my class A neighbor is at $80 net and $100 gross I’ll do a deal at $50 net and $58.75 gross.

From a strictly P&L standpoint 75% of gross is from labs, 25% from office.
50/50 split between to be built and existing office space. SO.. 1/2 from West Cambridge and 1/2 from other sites
Local. If we can get in front of companies at the MIT TLO, greentown labs, or lab central, all the better. Those are the early stage companies who love us.
